SELLING our 'SUPER Unit' TIMESHARE Certificate (sleeps 8 people) @ NEPEAN COUNTRY CLUB (NCC), Rosebud Victoria (on the Mornington Peninsula). ~1 hours drive S.E. of Melbourne.
One Share Certificate entitles the Owner to book ONE WEEK's holiday to use or rent out to accommodate 8 people in Super Unit (or 4ppl in the separated Family Unit &/or 4ppl in separated Studio Unit. Both units can be separated by a locked staircase) each year or book it on behalf of their nominated Renter/s.
Once you are an Owner of a Timeshare Certificate, you can use the week yourself, rent it, Will it, gift it, or sell the Certificate legally, as you would any Real Estate property.
A Timeshare Certificate is a legal document which allows you as an owner to book and use this Timeshare at Nepean Country Club, Rosebud for one floating week* (*not locked into a specific week) each and every year, or you can 'spacebank' the week by joining a well-knownTimeshare Exchange company i.e. DAE or RCI and exchange it for a a one week holiday elsewhere in Australia or overseas.

‘SUPER UNIT’ (sleeps 8 ppl) ‘SUPER UNIT’ Share Certificate includes 1 x booking week per year (a 'floating week' means you can book any week throughout the year... depending on availability).
NB: This Share Certificate also includes a one week holiday in the one bedoroom ‘Family unit’ (sleeps 4; 2ppl in Q.S. bed in bedroom 2ppl on fold-out sofa bed in lounge room). This week's holiday is Banked on Account with NCC, date to be chosen. Annual Maintenance Levy due 1 July = $715.00.
#‘SUPER UNIT’ SELLING for: $1,200 (**price includes our selling costs).
# In effect, this legal Real Estate SUPER Unit Share gives you two units on one Certificate. Rent one and stay in one yourself. It's always up to you :)
If you consider that as part of the sale there is ALREAD ONE WEEK AVAILABLE TO BOOK AND USE (i.e. Family Unit - as part of the Super Unit share), and the fact that when we’ve decided to rent the 2 units out separately in previous Christmas/January holiday’s we have more than recouped our yearly maintenance fees.
For example: Renting out the SUPER UNIT for 7 nights/Week (It can be divided into two separate units i.e. Family Unit (4ppl) @ $990.00 & Studio Unit (4ppl) @ $800.00.
We have always kept our rental rates under other owners rental prices who were asking a lot more so as to ensure we successfully rented ours out.
A part of the sale process, the Standard Transfer form has now been received by us from Nepean Country Club. We will fill it in, sign it and await the buyer's details and signature/s to complete the sale process.
